Terms

BOOKING AND PAYMENT:

Bookings can only be accepted from persons over 18 years of age and by paying the deposit, the client acknowledges that he or she agrees to the Terms and Conditions on behalf of the total party intending to occupy the property.

Reservations will be held as a provisional booking for 7 days or until a deposit of one-half of the cost is received. Cheques should be made payable to H. Verkroost. Once the booking form and deposit are received, the balance is due 4 weeks before commencement of the holiday. No reminder will be sent and we reserve the right to cancel the booking if the balance is not paid by the due date. If a booking is made less than 4 weeks before arrival, the full cost is due at the time of booking.

CANCELLATION:

All cancellations must be notified in writing. We will endeavour to re-let the property. If successful, all money paid will be refunded, less £30 expenses for re-letting. If we are unable to re-let the property, you are liable for the full balance outstanding. Cancellation insurance is strongly recommended.

NON-AVAILABILITY OF PROPERTY:

If for any reason beyond our control, for example fire damage, the property is not available on the date booked, all monies will be refunded in full and we will not be liable for any further claims.

ARRIVAL AND DEPARTURE:

Middleton Granary will be available for occupancy from 3pm on the day of arrival and should be vacated by 10.30am on the day of departure.

RESPONSIBILITIES:

You are responsible for the property during your stay and it should be left in a clean and tidy condition at the end of your holiday and all furniture, fixtures, fittings and effects in or on the property should be left in the same state of repair as at the commencement of the holiday. Any damage or breakages will be charged and must be reported to the us as the owners prior to departure. No attempt should be made to repair or replace items.

This agreement is made on the basis that Middleton Granary is to be occupied by yourself as the holidaymaker for a holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and the holidaymaker acknowledges that the tenancy granted by this agreement is not an assured tenancy or any other type of tenancy and that no statutory periodic tenancy will arise when it ends.

We cannot accept any responsibility for personal injury to you as guests or holidaymakers or loss of damage to your property or for other matters over which we have no control.

DAMAGE DEPOSITS/BREAKAGES:

We reserve the right to require a cash damage deposit of £100 in connection with any reservation, payable on arrival. The deposit will be returned in full or in part when the cottage(s) have been fully checked for loss of inventory or damage we consider to be unreasonable. Breakages may be charged at our discretion.

CARS:

There is ample uncovered parking, security lit at night. Vehicles are parked at owner's risk.

LIABILITY:

We do not accept responsibility for any damage to or loss of guest's property, cars or contents and you agree to indemnify and hold us harmless from and against all actions, proceedings and claims (including reasonable legal fees incurred in defending the same) arising from your acts or omissions (and those in your party) whilst on our premises.

GENERAL TERMS:

The total number staying in Middleton Granary must not exceed 6 persons.

No smoking is permitted in Middleton Granary at any time.

No pets are allowed in Middleton Granary at any time (sorry).

The owners reserve the right to reasonable access of the property at any time for emergency maintenance etc.

As the vineyard next door is a working vineyard from time to time there will be a tractor in use.

BREACH OF THESE TERMS AND CONDITIONS:

If you commit a breach of these Terms and Conditions we as owner will have the right to terminate your booking and we may require you to vacate immediately and no refund of the fees you have paid will be returnable to you.
